Colorado Tax Liens bidding goes to the person willing to provide the state the most cash. In other states the winning bidder is the person who agrees to accept the lowest rate of interest on the lien.

* The extra money will not be paid back at the completion of the lien period. The county gets that extra money.

Buying a Certificate of Purchase a lien in Colorado does not allow possession of the property at the expiration of the redemption period.

Colorado also charges the delinquent property owner has to pay year a rate 9% above the Federal Reserve Rate. This changes yearly.

Notification of Sale

After September 20th of every year in Colorado, delinquent homeowners are sent letters that their properties will be sold at public auction.  The sale of properties is then published in four weekly issues of a newspaper posted in the office of the treasurer.

Tax Sales

Tax Sales are held in Colorado on or before the second Monday in December of every year. Sales are held on week days only. They continue until it looks like no more can be sold.

They are sold to the persons who pay the taxes, delinquent interest and costs due. The extra money is credited to the counties general fund. This must be paid in cash.

Each county has its own rules about minimum bid increases and the order of bidding.

Unlike personal debts, tax liens on real estate "run with the land"; that is, a property owner becomes responsible for payment even if the tax obligation was incurred by a prior owner.
